Guest portal for vacation rental property managers
Keep your PMS for reservations and channels. Staying syncs its calendars by iCal and runs the guest side of the stay: online check-in, the guidebook, in-stay ordering and the invitation to book direct next time.
Who this is for: Teams managing roughly 5 to 50 vacation rental units for themselves or for owners, with a PMS already in place.

The problem
Guests booked through Airbnb, Booking.com or Vrbo arrive without contact details you can use, the same questions reach your team on every stay, and a repeat guest who books through the OTA again pays the OTA commission again.
How vacation rental property managers use Staying
- Bookings arrive from your PMS. Your PMS calendars sync to Staying by iCal, and current reservations import once by CSV. Direct connections to Guesty, Hostaway, Hospitable and Lodgify are in beta: they use each PMS's API and are switched on per PMS once verified. OwnerRez is not available yet.
- Every guest checks in online. The guest opens your branded portal from a link or QR code, confirms name, email and phone, accepts house rules and gives or declines marketing consent.
- The guidebook answers the repeat questions. One guidebook per property, built from 4 templates and 13 block types (WiFi, map, FAQ, video and more), in 30 guest languages.
- Guests order extras during the stay. Breakfast, late check-out, transfers or experiences are ordered and paid by card in the portal, into your own Stripe account. Staying takes 0% commission. Available on Growth and above.
- Owners get statements, guests get a reason to return. Owner statements are part of Growth. After check-out, Staying asks for a review and invites the guest to book direct next time.
Which plan fits: Growth (€149/month)
Growth covers up to 50 properties and 100 units, 5 staff seats (extra seats up to 25), in-stay ordering and upsell rules, SMS, owner statements and custom branding.
Every plan is self-serve and billed monthly or yearly in euros, with 0% commission on bookings and orders. See the pricing page and the plan limits.
Best for
- Managers who want to keep their PMS and add a guest-facing layer on top of it
- Teams that want guest contact details and consent from OTA bookings, for direct rebooking
- Portfolios that sell extras during the stay and want 0% commission on those orders
Not the best fit for
- Managers looking to replace their PMS or channel manager: Staying does not push rates or availability to OTAs
- Operators who need identity-document verification, security deposits or police guest registration at check-in
- Teams that need two-way PMS sync, a public REST API or a native guest app
If one of these applies, see the alternatives or keep your current tool and run Staying next to it.
